We scored 6 companies serving residential property investors on 23 metrics. The key question for the investor: are fees, yield calculations and the content of the service visible on the site before contact, or do the costs and terms become clear only at the sales meeting?
A property investment service helps an investor acquire, rent out or manage investment apartments. Some companies sell ready-let investment apartments, some focus on rental brokerage and portfolio management, and some offer information and tools. The biggest difference between the companies is not which services are offered, but how openly the fees, return calculations and service content are shown on the site before contact.
Service or brokerage fees (rental brokerage, management or purchasing service) publicly shown before contact (20), rental yield calculator or yield calculation examples for the investor shown (15), service range offered to the investor clearly described (acquisition, rental brokerage, management) (12), concrete investment properties or price examples shown on the site (10), content of rental or portfolio management described (what the service covers) (9), investment risks or realism of return assumptions explained (8), operating area or service localities stated (7), references, customer experiences or evidence shown (6), contact details of a named expert or for contact shown (6), business ID (Y-tunnus) shown (7)
Transparency is 30% of the basic metrics, i.e. 15% of the total points · these metrics make up its 100 points · the full formula and the other pillars
How to read the comparison correctly: Half of the points come from buyer's questions, i.e. things the buyer finds out before deciding. The other half measures how openly the company publishes its prices, terms and contact details. Clear differences in points indicate a genuine difference: one tells you the price immediately, another only after logging in. Close scores should not be read as a ranking order, because every measurement has a margin of variation. The measurement accuracy and the full calculation formula are open in the methodology.
Customer experience is brought into the assessment separately. We also collect customer feedback and customer experiences about companies through separate surveys. The survey results will be added to the overall assessment later.
Who is on the list? Included are companies that serve the residential property investor: acquisition and sale of investment apartments (Sijoitusasunnot.com, Suomen Asuntoneuvoja, Asuntosalkunrakentaja), rental brokerage and portfolio management (Rentsi, Asuntopehtoori) and a media and service platform for residential property investing with property listings (Sijoitusovi). The comparison is a different matter from the comparison of real estate agents (general housing sales) or of housing crowdfunding platforms. Rentsi and Propia belong to the same group, so they have been counted once (Rentsi included). Not included are Roofia, which is primarily a real estate agency chain made up of regional companies, and the Vuokria service, whose website could not be reached at the time of measurement because of an expired certificate.
What do we measure? The comparison concerns the transparency of the service to the investor: whether service or brokerage fees are visible before contact, whether the site has a rental yield calculator or yield calculation examples, whether the service range is described clearly, whether concrete investment properties are presented, whether the content of management is stated, whether the risks of the investment and the realism of return assumptions are explained, whether the operating area is stated, whether references and the expert's contact details are shown and whether the business ID (Y-tunnus) is evident. We do not assess the investment return the service produces but how openly the company states its service, costs and terms before contact.
Bot or server blocking is a measurement gap. If the company's page was behind a bot or cookie wall, fully rendered with JavaScript or did not respond at the time of measurement, it is marked as a measurement gap, not a zero. Walls are not circumvented.
Every company is measured with the same public formula: half of the points come from buyer's questions and half from basic metrics, which have four pillars: technical quality, transparency, reachability and AI quality score. Ranking cannot be bought, and you can see the origin of each point on the company's profile. Read the full methodology →
A property investment service helps an investor with buying, renting or managing a property. Some companies sell ready-let investment apartments, some handle rental brokerage and the management of the whole tenancy, and some offer information, tools and property listings.
It varies. Some operators publish a fixed brokerage and management fee list on their site, so the costs can be seen in advance. Many give the price only after contact or price case by case. Ask about the fees before signing the agreement.
The calculator gives an indication, but the result is an assumption, not a guarantee. It is based on the figures entered, such as rent, maintenance charge and financing interest rate. Check the assumptions and allow for vacant months and repair costs, which the calculator does not always include.
Selling or acquiring properties is a one-off service in which the company finds or sells an investment apartment. Management is an ongoing service in which the company handles the tenancy, the monitoring of rent payments and maintenance for a monthly fee. Some companies offer both.
